Our house closed on March 31st. It's a great burden lifted even though we did not sell for even close to what we expected, but life goes on. It hurt us financially and it will take a while to recoup our losses. We've learned quite a few things that we will definitely do differently the next time around. We will never ever purchase a home unless we get a deal for far below what it is "worth." Worth is a relative term. Your home is only worth as much as someone will pay for it. Also, a home with a ton of bedrooms is not necessarily a selling feature. Additionally, there is not a guarantee you will be in the same house forever so it's good to keep resale value and house layout in mind. I will never again think, "This is our last home." We will most likely move again with the nuclear industry being so uncertain, therefore, we are hesitant to purchase a home at present.
This morning we looked at the house shown above. It's a foreclosure on 5 heavily wooded acres on top of a humongous hill near a ski resort. It's was stunningly beautiful inside at one time, but it was in such bad disrepair that they would have to practically give it to someone to ever get a return for the buyer's money in our opinion. It was a big disappointment. There is currently nothing on the market that would suit our family and so we wait and pray. In the meantime, we are still renting and it comes with a few perks: we have pool access (can't wait), bike trails galore, a park directly behind our backyard, a small community exercise room and small community theater for party rental. I do miss our privacy most!

So glad your home sold! I've been wondering/praying about that. We've thought long and hard about all the things you've mentioned above. It is tricky and surprising how you cannot always recoup the full cost of your home improvements (kitchen upgrade for us), though ours did sell quickly because of it. This market is somewhat immune to the recession at least right now; but one can still lose money on a home. We are always thinking about resale value too. Good luck!
